Waiting for “perfect conditions” while home prices soften is how equity evaporates on the appraisal — and how the next desk quotes you less cash than last quarter’s spreadsheet promised.
Tapping early is not recklessness when the use of proceeds is a second property that clears your cash-flow and reserve gates. It is how operators scale from one door’s cash flow to two, then beyond, before leverage and valuations move against them.
Who this is for: landlords sitting on seasoned rental equity who want Lightning Rent cash-out or purchase capital to scale. Who should stop: anyone whose plan is to strip the property, skip reserves, and hope rent covers a stretched CLTV. If the next deal does not clear written floors, keep the powder dry.
